Goodale & Barbieri Company, a Spokane, Washington leading real-estate development and property management firm, is seeking a FT Building Engineer to work in Spokane, WA.

The successful candidate will possess the following skills, abilities and experience:
Essential Duties and Responsibilities include the following. Other duties, responsibilities, and activities may change or be assigned at any time with or without notice.
* Respond in a courteous manner to Tenant questions, complaints, or requests.
* Oversee and correct heating, ventilation, air conditioning malfunctions, and adjust HVAC units and controls.
* Complete systematic checks on all electrical, lighting, mechanical, plumbing, and HVAC systems and components; be able to make minor repairs.
* Manage in-house repairs such as painting, repairing wallboard, wall vinyl, carpentry, etc. Check and make minor repairs on general plumbing systems, and fixtures such as flush valves on toilets and faucets on sinks.
* Maintain and ensure tools, work spaces, and equipment are in exemplary condition.
* Evaluates building systems and components to identify operational problems, recurring maintenance problems, deferred maintenance issues, regularly scheduled maintenance requirements, projected life expectancies and equipment replacement schedules throughout the company. Direct analysis, investigation and resolution of areas of concern.
* Perform other duties as assigned by the Chief Building Manager.
* Assist other Engineers.
This position does not supervise employees.
*Education and/or Experience:*
* High School diploma or equivalent required. Two-year degree preferred.
* Three years’ experience of industry related experience preferred
* Knowledge of engineering policies, procedures, plumbing, HVAC, lighting and electrical.
* Ability to work in a typical maintenance environment requiring lifting of up to 60 pounds on a regular and continuing basis. Position requires manual dexterity, carrying, grasping, standing, sitting, climbing ladders, climbing, walking, and repetitive motions with hands and arms.
* Ability to deal professionally, courteously and tactfully with the public and coworkers.
* Ability to communicate and develop an effective working relationship with fellow associates, managers, outside representatives and agencies.
* Ability to read, write and communicate effectively with co-workers and others.
*Certificates, Licenses, or Registrations:*
* Must have valid driver's license and automobile insurance coverage
* Universal Refrigeration, Boiler License, Stationary Engineer’s License preferred
*Computer Skills: *
To perform this job successfully, an individual should have basic knowledge of MS Office (Word, Excel, Outlook), Google Apps (Gmail, Drive, Docs, Sheets) and property management related software (i.e.: Yardi).

8. Balancing: Occasionally. Climbing ladders, scaffolding, stairs and carrying heavy tools, supplies and equipment.
9. Leg/foot use: Frequently - Walking, climbing
10. Reaching (overhead/extension): Occasionally - Change bulbs, performing repairs, retrieving supplies and materials, repairs overhead.
11. Handling/Grasping: Constantly - Door handles, supplies, papers, keys, keyboarding, phone
12. Pushing/Pulling: Occasionally - Occasionally. Wheelbarrow, equipment, snow blower, shoveling. Average weight: 15lbs. Maximum weight: 100lbs
13. Lifting/carrying: Frequently - Tool boxes, equipment, cleaning supplies, repair materials, grounds supplies. Average weight: 20lbs. Maximum weight: 50lbs.
14. Fingering/Feeling: Constantly – While cleaning and doing repairs, typing on keyboard, tablet or phone, handling papers, materials, keys, etc.
15. Other physical demands: Occasionally - On call 24 hours a day, 7 days a week.

3. Operation of equipment / tools / vehicles: Hand tools, vehicle, power tools, lawn equipment.

Pay: $48,000.00 - $58,000.00 per year
