Completion of a four-year college degree, civil or Mechanical engineering degree program preferred
Five-year experience in the construction/Mechanical profession preferred
Working knowledge of spreadsheet and database software
Knowledge of applicable project management and document tracking preferred
Demonstrated ability to effectively communicate orally and in writing
Bilingual (English, Korean) Preferred but it is not critical factor
Responsibilities
Negotiate commercial terms on construction and services agreements.
Substantiate and negotiate change orders with sub-contractors.
Knowledge of AIA, MSA, and Work Order agreements.
Create presentations and reports detailing change order conditions for Owner review and approval.
Provide valuable insight regarding project cost, and potential risks.
Analyze and solve the issues related to cost with subcontractors, and report to cost manager.
Thorough review and cross reference of documents as they relate to Change Orders including drawings specifications, agreements, equipment drawings etc.
Quantity calculation with spreadsheet and database software
Survey of market price for construction materials and labors
Experience with software including Bluebeam, Naviswork (BIM), CAD, Revit and
Trimble to provide cost analysis.
Review design change in terms of cost impact (Quotation review for subcontracts change order with estimator)
Manage construction budget trend log in terms of change order
Experience with substantiating value engineering concepts
Compile and record all related documents
Review documents related cost and contract (ex. Payment, notices, letters etc)
Prevent and review unreasonable and excessive cost and item out of contract
