Key Responsibilities - Complete assigned tasks that include but are not limited to: Painting, pressure washing, cleaning, maintaining lighting system bulbs/ballasts (as allowed by any licensing requirements), water treatment, hanging pictures, repair office furniture, locksmith work and general maintenance Operate, monitor, and maintain HVAC systems, boilers, chillers, and cooling towers Perform preventive maintenance and inspection tasks Monitor and troubleshoot building automation systems (BAS) Respond to tenant service requests related to temperature, plumbing, or electrical issues Moves office furniture, machinery, equipment, and other materials as requested Conduct regular equipment inspections and maintain detailed logs Troubleshoot and repair mechanical, electrical, and plumbing systems Ensure compliance with safety regulations and building codes Participate in emergency response procedures Maintain accurate records of maintenance activities and equipment performance Qualifications Current 399 Union membership Valid Operating Engineer license required HVAC certification and/or refrigerant handling certification Experience with building automation systems Knowledge of electrical, mechanical, and plumbing systems Understanding of energy management practices Ability to read and interpret blueprints and technical manuals Strong problem-solving skills Physical Requirements Ability to lift up to 50 pounds Comfort using ladders up to 30 feet tall, working in confined spaces, and standing for extended periods Ability to frequently climb, bend, kneel, lift and/or drive Strong customer service skills May require shift work, including evenings, weekends, holidays, and emergency response Education & Experience High school diploma or equivalent Technical training or apprenticeship in building systems 3+ years of experience in building operations:, especially in repair, maintenance, HVAC, plumbing, electrical or carpentry Trade school education, union training, military service or college is desirable Universal CFC EPA certification or interest in achieving within first year Experience using Microsoft Office (Word, Outlook, Excel, Teams) #LI-DNI
