Chief Engineer

The Chief Engineer is responsible for the oversight, operation, and maintenance of all building systems and infrastructure. This includes managing the engineering team, coordinating maintenance and repair work, implementing preventive maintenance programs, and ensuring compliance with safety regulations and building codes. The Chief Engineer plays a key role in ensuring the safety, comfort, and operational efficiency of the property.
Key Responsibilities:
Operations & Maintenance
Direct the daily operations of the engineering and maintenance department. Inspect and maintain HVAC, electrical, plumbing, elevators, life safety, and other essential building systems. Report recommendations for repairs and replacement to the General Manager. Manage the building's preventive maintenance program and update records accordingly. Coordinate and perform troubleshooting and emergency repairs. Administration Work with General Manager and the Board of Directors to provide leadership in project planning, execution, and resource allocation to meet organizational goals. Attend required, monthly Board of Directors Meetings 4th Tuesday of each month (7pm), and speak to the status of maintenance, capital, and other projects. Staff Supervision Lead, train, schedule, and evaluate a team of 2 engineers and maintenance personnel. Ensure staff adherence to standard operating procedures, safety policies, and regulatory requirements. Promote a culture of accountability and high performance. Capital Projects & Vendor Management Assist in planning and executing capital improvement and infrastructure projects. Coordinate and oversee contractors and service providers, ensuring quality and timely completion. Review proposals, scopes of work, and verify invoices for accuracy. Compliance & Safety Ensure compliance with all local, state, and federal codes and regulations, including OSHA, FDNY, DOB, and DEP. Maintain safety programs and respond to building emergencies. Conduct regular safety and compliance inspections. Budgeting & Recordkeeping Prepare and manage the engineering budget, including supplies, repairs, and capital projects. Maintain accurate records of maintenance logs, inspections, equipment manuals, and warranty information. Other duties as requested. High School Diploma or GED Required. Associates Degree and industry certifications Preferred. Valid certifications (e.g., FDNY Certificates of Fitness, HVAC license, EPA Universal). 7+ years of related experience. Knowledge of general maintenance requirements, (documentation, safety, required reporting, regulations, etc.) Knowledge of electrical and plumbing codes and maintenance requirements, (documentation, safety, required reporting, regulations, etc.) Knowledge of HVAC, including codes and maintenance requirements, (documentation, safety, required reporting, regulations, etc.) Knowledge of OSHA worksite and personal safety requirements; State or local governmental safety requirements. Proficiency in reading and interrupting blue prints. Working knowledge of computerized maintenance management systems (CMMS) / Building Automations Systems (BAS). Ability to respond to emergencies 24/7 and perform physical tasks. Excellent communication skills, written and spoken. Conflict resolution techniques at an expert level. Customer service skill driven, team oriented, self-motivated, proactive, and detail oriented. Effective time management kills, the ability to prioritize tasks, and manage multiple projects simultaneously. Requires frequent standing, walking, climbing ladders, and lifting up to 50 lbs. Ability to work in confined spaces, rooftops, mechanical rooms, or inclement weather. Must be available for on-call duty, emergencies, or after-hours response as needed, and determine best course of action and coordinate with maintenance techs requirements to be on-site. Valid driver's license.
