We are seeking a highly motivated and experienced on-site Lead Building Engineer to join our team. The Building Engineer III will be responsible for the overall maintenance and upkeep of a large commercial building in Downtown Dallas CBD. This position requires a thorough understanding of safety practices, building systems, and general maintenance procedures. The Building Engineer must have strong problem-solving and communication skills and be able to work independently and as part of a team. Engineer III role is to perform general preventative maintenance and corrective repair of buildings, systems, equipment, and grounds. Assists in monitoring building system operations and performance. May utilize skills in plumbing, electrical, painting, roofing, heating and cooling. The Engineer III will be responsible for understanding all applicable client goals and objectives as well as management agreement requirements - ensuring the team delivers on those requirements. Compensation:                              $65-79,000 Base ($31-38/hr) + Over Time Available Work Schedule:                            Monday - Friday 7am - 4pm
Areas of Responsibility Perform all necessary mechanical maintenance and operational procedures to ensure maximum life and reliability to all mechanical systems. Responsible for general maintenance and operational duties which include, but are limited to, performance testing, maintenance, adjustment, and care of the following: HVAC equipment including: Chillers, Boilers, Pumps HVAC control systems: Knowledge of DDC (direct digital controls) Plumbing systems including Commercial Electrical systems: Resetting breakers, testing circuits, troubleshooting issues Lighting systems and lighting retrofits General building systems Knowledge of CMMS (Computerized Maintenance Management Software) Knowledge of sprinkler systems, fire panels, and fire pumps. Performs other duties as assigned.
Enter equipment information in the property's maintenance record system. Participate in company or external educational opportunities offered to enhance the knowledge, skills, and abilities of members of the engineering department. Respond to and complete tenant work orders and preventative maintenance (PMs) in a timely manner. Typical requests include light bulb replacement, hot/cold calls, repair locks and doors and miscellaneous requests as required. Perform duties within the required time frame as directed by the Chief, Lead or Property Manager. Oversee and inspect work performed by outside contractors in compliance with building codes and safety regulations. Maintain inventory of lighting, plumbing, HVAC, and other building-related supplies and tools. Proactively inspect grounds and building appearance and condition. Engineer II is responsible for the completion of their service requests, preventative maintenance, and inspection work orders are done timely. Make sure that the action and time taken have been added to each work order. If a work order is not able to be closed, a note is to be entered into the work order system indicating the reason why and reported to the Lead or Assistant Chief. Must be able to interact and communicate well with tenants, customers, contractors, and the client. High-rise class A building experience is a plus with an emphasis on customer service. Applicants must have 5+ years' experience. Essential Functions Perform preventive maintenance and repairs to the Mechanical, Plumbing, Structural, Fire, Life Safety, and Control systems for the facility to keep these systems up to applicable standards Monitors and maintains responsibility for tenant services, preventative maintenance,  general maintenance, and technical proficiency Monitoring operation and maintaining refrigeration, water cooling, and air conditioning equipment, heating, ventilating, and hot water equipment, pumps, valves, piping and filters, and other mechanical and electrical equipment Performs and/or completes all tenant service requests accurately and expediently. Performs preventative maintenance tasks in a timely manner. Record readings and make adjustments where necessary to ensure proper operation of equipment Actively participates in emergency response procedures, and technical and safety training programs. This position is required to undergo periodic safety training. Perform all work using the proper safety equipment and in a safe manner Compliance with all policies and procedures established for the portfolio. Ability to work long hours occasionally and some weekends Daily duties also include: Create/close PM's and WO's requests timely Assist other engineers with daily task Complete building inspections monthly Walk/inspect vacant and occupied floors Responsible for overseeing the activities of contractors working within the building either as representatives of the building itself or tenants operating within the buildings. Required Knowledge, Skills and Abilities Knowledge of maintenance and operation of building automation, water treatment and fire life safety systems, mechanical, plumbing, structural, controls systems Respond to emergency maintenance requests and assess the building for potential safety hazards Monitor building equipment to ensure proper functioning Coordinate and manage with outside vendors and contractors for maintenance and repair services Assist in managing the building maintenance budget Good interpersonal and a positive team attitude Familiarity with computers and operations and office automation applications, including Microsoft Office Strong customer service orientation Ability to work independently as well as a strong team player Excellent verbal and written communication skills Responsible for checking on the buildings during inclement weather and emergencies. While performing the duties of this job, the employee is regularly required to walk long distances to cover property portfolio. Other duties and tasks assigned from time to time The employee must frequently lift and/or move up to 50 pounds and occasionally lift and/or move up to 100 pounds Be able to visually inspect machinery and buildings. Ability to frequently walk up and down stairs for inspections and emergency procedure practice or implementation. Ability to climb ladders up or be on lifts up to 40 feet Ability to detect emergency alarms - auditory and/or visual. Equipment inspections require getting on hands and knees to reach areas difficult to access Knowledge of basic building codes
Minimum Required Education and Qualifications: Minimum 5+ years of experience in building maintenance and repair Knowledge of Building Automation Systems (BAS) Strong working knowledge of applicable safety regulations and procedures Ability to troubleshoot and repair a variety of building systems Ability to lift heavy objects and perform physical labor Excellent communication and organizational skills Ability to work independently with minimal supervision HVAC technical training and EPA refrigeration licenses are preferred. Basic understanding in Building Automation Systems, preventative maintenance and work order systems. Requires individuals to be both punctual and to have a good attendance record. Must have a basic working knowledge of smartphones, email (Office 365), and computers. Ability to perform all the physical and cognitive tasks required to fulfill duties. Requires a valid driver's license.
