Operating Engineer Location: BlackRock, 100 Bellevue Parkway, Wilmington, DE 19809 Position Type: Union Position Schedule: Must be available for weekend and night shifts, mandatory overtime, and rotating on-call duty (every 3rd week or as needed) Job Summary The Operating Engineer is responsible for the hands-on maintenance and safe, efficient operation of building systems across assigned facilities. This includes mechanical, electrical, and plumbing systems, as well as critical infrastructure such as UPS, ATS, PDU, and generators. The role requires a proactive approach to preventive maintenance, troubleshooting, and emergency response, with a strong emphasis on safety, compliance, and operational excellence. Key Responsibilities Operate, maintain, and repair mechanical, electrical, and plumbing systems including HVAC, boilers, cooling towers, pumps, fans, and valves. Perform preventive, predictive, and corrective maintenance Monitor and maintain building control systems (BMS), fire/life safety systems, and refrigeration equipment. Conduct facility inspections and respond to service requests and work orders. Assist with installation and relocation of office furniture, fixtures, and equipment. Maintain compliance with local codes, ordinances, and safety regulations. Participate in emergency response procedures and safety training programs. Maintain accurate records of maintenance activities, training, and tenant service requests. Support training coordination and documentation for engineering staff. Perform general interior and exterior maintenance including lighting, roofing, flooring, and fixtures. Clean HVAC coils, change filters and belts, and replace lighting and ballasts. Comply with all safety procedures and complete hazard assessments as necessary. Utilize CMMS systems such as Corrigo for all work performed and update work order status in real time. Escalate problems or issues to Customer and Manager in a timely manner. Required Qualifications High school diploma or GED. 3-4 years of experience in building maintenance or a related trade (HVAC, electrical, plumbing). Accredited trade school degree or union training/certification preferred. Universal CFC certification (or ability to obtain within 90 days). Valid state driver's license (if mobile). Ability to lift up to 80 lbs and climb ladders up to 30 ft. Must reside within 1 hour of the facility for emergency response. Preferred Skills Experience in data center environments and commercial electrical systems. Familiarity with UPS, ATS, PDU, and generator systems. Knowledge of BMS, HVAC, and fire protection systems. Strong problem-solving, communication, and documentation skills. Ability to read blueprints, interpret technical manuals, and apply basic algebra and geometry. Familiarity with DCiM platforms such as: Data Center Expert, Ecostruxure IT advisor, and Power Monitoring Expert #LI-DNI
